Real Estate Association President hopeful for June rebound after down May

May was a bit slow for Sarnia-Lambton's real estate market but there's hope things can turn around after a strong ending to the month.

A total of 154 homes were sold, down 14 per cent compared to May of 2025.

Sarnia-Lambton Association of Realtors President April Barnard said the total dollar volume was just over $86 million, which is down about 11.6 per cent from May's figures.

"The activity started to increase towards the end of May," said Barnard. "The spring market appears to have arrived later this year, with increased buyer interest starting to emerge as we move into June. I'm thinking the cool weather has something to do with that. We'll have a clearer picture of that as we go into June and we see what the number is there."

Barnard said the sales-to-new-listing ratio was 41.8 which is still in buyer's market territory.

She said there are around 637 active listings in Lambton County.

"The interest rates are down over last year," she said. "They've remained steady over the last couple of months. There is talk of the interest rates going up over the next few months, so it might be a really good time to get in a pre-approval before then, or to check and see what's on the market. There's lots of homes to choose from. Buyers are able to negotiate on prices."

Barnard said she's already seeing more activity coming into the office in June and she's optimistic for what the month will bring.

The average sale price was slightly up compared to last May because a few high end homes were sold.

The median sale price decreased from last year and the median days on market dropped to 21 from 25 days.

There were 368 new listings last month, up 7.9 per cent from May 2025.

The year-to-date average sale price is $558,509, which is up from what we were seeing earlier in the year and up 2.7 per cent from May 2025.
