A $16.8 million housing development with 48 units is coming to downtown Windsor.
The development is the second major project finalized as part of the city's Housing Solutions Made for Windsor and will be located on a former municipal parking lot on Pelissier Street between Wyandotte Street and Elliott Street.
"This is a huge project for downtown, and as you can see, it's a beautiful project for downtown and it's just another step in the right direction," said Ward 3 Councillor Renaldo Agostino.
The development will include 32 two-bedroom townhome suites with single-car garages, eight accessible one-bedroom suites, and eight affordable units.
Developed by the 531 Pelissier Group which includes BK Cornerstone Design Build, Philip Fernandes Designs, and Realty One Group Iconic, it was designed to emphasize community and provide midscale housing.
"We really wanted to keep a consistent look with what was downtown. We wanted to stay with something in the three to four storey range, really spread it out, get a good feel so we had a lot of eyes on the road," said Brent Klundert, President of BK Cornerstone Design Build. "As we're increasing density, we wanted to do a gentle density to have people moving down to the core."
Construction is set to begin this summer with occupancy by 2027.

The Pelissier Street parking lot was sold to the developers for $950,000.
"Councillors worked with the developers on the land price, we're working with them on the CIP and a number of initiatives to help make the math make sense on this project because we see the value of having affordable units in our city but of course in our downtown as well," said Windsor Mayor Drew Dilkens.
The Housing Solutions Made for Windsor initiative has identified several other municipally owned properties throughout the city for future housing development. Those sites include the former St. Michael's Adult Education School, the former Concord Public Elementary School in East Windsor and the former Grace Hospital site.
