Realtors in Chatham-Kent had a great month of sales in April selling $63.2 million worth of homes.
The Chatham-Kent Association of Realtors (CKAR) said that's a substantial increase of 43.3 per cent from the same month in 2025.
CKAR reported a total of 135 homes were sold last month, a sizable gain of 29.8 per cent from April 2025, 6.5 per cent above the five-year average, and 8.3 per cent higher than the 10-year average for the month of April.
A total of 356 homes have been sold over the first four months of the year, according to CKAR, an increase of 2.3 per cent or eight sales from the same period last year.
"Sales activity surged by 30 per cent compared to the same month last year, pushing April sales back above typical levels for the month. The jump in demand was accompanied by a 20 per cent increase in new listings, which reached the highest level ever recorded for April," said CKAR President Carrie Patrick. "It was also the first time in history that more than 300 properties were newly listed during the month of April."
Patrick noted inventory levels didn't change much, as the sharp rise in sales absorbed much of the increase in new supply.
"The main takeaway was the renewed energy from both buyers and sellers, marking a clear shift from the more subdued market conditions seen recently," she said.
CKAR noted the price index of a composite or single-family home was $411,200 last month, a small reduction of two per cent compared to the same month last year.
The number of new listings saw a sizable gain of 20.4 per cent from April 2025, according to the realtor association, with 343 homes going up for sale last month, the highest number of new listings added for any month in history.
New listings were 31.2 per cent above the five-year average and 55.6 per cent above the 10-year average for the month of April, said CKAR.
The association also noted there were a total of 494 homes on the market at the end of April, a decrease of 2.2 per cent or 11 homes from the end of April 2025, but 27.8 per cent above the five-year average and 65 per cent higher than the 10-year average for the month of April.
